New property listed in Pelican Point, Pelican Point

I have listed a new property at 602 Pheasant Close in Pelican Point. See details here

An Estate on Buffalo Lake! At nearly ¾ of an acre and fronting on county reserve and the water, it is magnificent and one of a kind! Over 3000 sq ft built in 2007 to be a place of gathering. Focused around two magnificent central spaces. The Great Room on the upper-level ties everything together with high vaulted ceilings, one wall of windows towards the lake, another towards the forest. Open concept kitchen with real oak, hand-crafted castle effect cabinets and walk-in pantry. The first gas fireplace makes for cozy evenings. Enjoy either the front or back deck depending on where the sun is at the time! Effectively nicknamed 'Wings' due to the four main wings that make up the house. The master wing complete with dual vanity 3 piece ensuite, walk-in closet, skylight and its own access to the lake facing deck. The second wing, currently being used as a den and office, was designed for as another suite, with walk-in closet and complete with a gas fireplace! In-floor heating throughout the ground level for a comfy Family/Library/Theatre room. Exterior access from both sides; the main entrance, with a large foyer and walk-in closet, or lake side through the covered patio. Wing #3 constitutes two more bedrooms and a 4 piece ensuite with jetted tub. Because the fourth bedroom is accessed through the third (a wall and closet could easily separate the two) we're only listing it as three bedrooms on the listing. The fourth and final wing is the double attached, heated garage and utility room. This place was designed to enjoy views of the lake from just about every single room. A 6 minute walk from the public beach, playground and marina through the maintained nature trails. The woods surrounding the lot provide total privacy but wonderful neighbours are only a minute away. With that, a few comments from the owner: "Huge outside high decks overlook the forest wildlife on the northside, and the south has great view of the Lake and Tony’s Island (named after an old hermit who camped there in the dirty-thirties). There are skidoo trails throughout, and it was great place to meet neighbours for lunch by the firepit on Boxing Day. The south side also looks upon Boss Hill a mile across the lake, a famous Metis wintering spot in the 1870s and had the largest population between Winnipeg and Vancouver. Father Lacombe, the Northwest Mounted Police (chasing whiskey traders from Fort Benton) and other early Albertans knew it well. An important part of Canadian history! The mowed paths in the woods are for kids to play in and adults to enjoy the many different birds and their songs and are also used by the deer that live there. We look forward to watching the fawns play in the yard in the early summer. A few moose, which wander along our shore, live on Tony’s Island year round. The furnace, which heats the second storey, is also run off the boiler. We are plumbed for air-conditioning, and the two gas fireplaces run off thermostats, acting as a backup should the boiler fail. Regards!"

New property listed in Rural Camrose County, Rural Camrose County

I have listed a new property at Pelican Point Road in Rural Camrose County. See details here

The Best Of Both Worlds! Lush, rolling hills adorned with native trees and water offer the highest level of privacy for those who prefer to have their space at the end of a long day out on the water. This one of a kind 65 acre subdivision, currently zoned agricultural, gives someone an opportunity to build their own rustic oasis and still have plenty of room leftover for the horses & the cows. However, it also finds itself within the 'Buffalo Lake Limited Development Area', which would make it a candidate for certain commercial endeavours, ie. Campsite, Golf Course, Disc Golf, Venue, etc. Sometimes, you really can have your cake and eat it, too!

New property listed in Donalda, Donalda

I have listed a new property at 4110 Wallace STREET in Donalda. See details here

Found the place I'm moving to when I retire. Fortunately, there are a couple years between that and now, so you can have it in the meantime. This is exactly what I'm going to want when it's just me and the missus. An older character home, stripped right to the bones and rebuilt, on a double lot backing up to a park and a green space, a block off of Main Street Donalda, home of the World's Largest Lamp and the head of The Great Canadian Badlands. The main floor is comprised of an open concept kitchen/living combo along one side of the home, with the rooms opening onto it. The master enjoys a west facing window for evening sun and a healthy sized walk-in closet. The bathroom has a magnificent jetted tub for one or multiple people... and sun room on the front is completely enclosed and offers the charm you'd come to expect form a character home. The crawl space houses a newer water heater and furnace. The kitchen island is moveable so you can configure the kitchen based your needs and it has a really cool bottle chiller for keeping beer or champagne on ice-Fancy! The deck is tremendous, with three separate accesses so that you can get onto it from anyplace in the yard, you can sit with a lemonade and watch the kids play on the park from here.

Donalda, what a town! The Head of The Great Canadian Badlands! Home of The World's Largest Lamp! Ten minutes from Buffalo Lake.. what more is there to say? It's the best! Two commercial lots available at an exceptional price, Donalda is primed for somebody to go in and add to one of the great businesses that already exist there. John's vending, Theresa's Catering, The Donalda Tavern and The Coulee Tea House just to name a few. Donalda experiences a pretty consistent flow of tourism thanks to The World's Largest Lamp and Canada's largest oil lamp museum. The art gallery is a sensational old building and the Agricultural Society runs a ton of fantastic events throughout the year to add to the riding arena which is busy all the time.

New property listed in Bashaw, Bashaw

I have listed a new property at 5033 52nd Avenue in Bashaw. See details here

The year was 1948, your great grandpa, a few years removed from WWII, came home and got straight to work on the baby boom. Needing more rooms, he built this house. The location, prime! Two blocks from the general store, half a block from the school house (at the time), and right next door to the church. He only wanted to do it once, and right, so they went all the way with one and a half stories and a full basement, and didn't spare any of the luxuries of the day. Like full mouldings on the doors and windows, hardwood floors, lots of windows! Almost a galley style kitchen for efficiency, because feeding eleven kids is a big job, one that needs an even bigger table, which is why the dining/living room is king sized. Four rooms plus a bonus room upstairs which is used as a fifth bedroom today, but undoubtedly was intended as an armoury. A three season sun room off the front was a nice place to start the tomatoes early before moving them to the garden in the big backyard. Double garage and a back deck were a status symbol at the time and still are. Heck of a house for a heck of a generation.

New property listed in Rural Ponoka County, Rural Ponoka County

I have listed a new property at 450042 Range Road 15 in Rural Ponoka County. See details here

Ah the green, green grass of home! What a beautiful 80 acre parcel residing just 15 minutes away from Pigeon lake. Set up for livestock this piece has two separate residences, one as a primary and the other as a revenue property. A third trailer offers lots of storage or a place to tinker with projects. Behind the main residence is a rustic guest bunkhouse. A livestock shelter and round pen complete the yard. Septic tank is under two years old and the well is within the last decade. Each home has a 1000 gallon propane tank from Co-op heating them and are large enough that a person can fill once in the summer while propane prices are lower. The owners secure their meat for the year out back in the trees, including deer, moose and elk. A lease road pays $2200 annually and if a person wanted to log some of that timber to open up some of it and make arable acres, it’s a good candidate for it. Last but not least, traffic is very low as range road 15 is a dead end road, and you’re only half a mile from pavement. Beautiful country all around!

New property listed in Donalda, Donalda

I have listed a new property at 3102 Olson Street in Donalda. See details here

Seller financing available! Admittedly, she needs some work, but that's why it's priced the way it is! Are you handy? We don't have the full history on this place, but it doesn't take a P.I. to see that somebody dropped this character home onto a new foundation at some point in the last two decades. They even plumbed in services for another bathroom down there, so they must have had grand plans. Unfortunately, those plans were never seen through, but yours can be! The roof has failed in two spots and there will be some repair required there, but the floors feel level and sturdy. There are some unique features in this character home and the potential is there for someone who's not afraid of putting in a little sweat equity. The village of Donalda is such a gem, nestled on the edge of the meeting creek coulee, overlooking one of the most marvellous natural features in Alberta, the head of The Great Canadian Badlands. Didn't know it came this far north did you? If that's not enough you can enjoy nice people, some lovely businesses, and THE WORLD'S LARGEST LAMP!!!!!
